Property process

In our search for outstanding properties, we combine our assessment of individual property holdings with our view of the economy as a whole.

We place considerable emphasis on the analysis of individual properties. Our experienced investment managers undertake this research, with their expertise and knowledge adding significantly to the process. In reviewing an asset, the manager will consider if it is appropriately priced, examine the property against the prospects for the sector and market as a whole, and identify any opportunities to add value.

Our research team carries out macro analysis, focusing on economics, strategy, performance measurement and risk analysis. They are also able to build on information gathered by other colleagues, particularly our economics, equity and bond teams. From this, we produce our house view of the property market.

Having extensively researched the suitability of individual assets and set this against the prospects for the overall market, we are then in a position to bid for those properties that we think will add value. For every asset held, a business plan is prepared, identifying opportunities, threats, action points and risks. We review each business plan at least annually, with total return forecasts adjusted and updated. This process ensures that we are confident that we hold quality properties that will continue to contribute towards performance.

Our process does not end there however. We also focus on active management to enhance income and capital growth, maximising potential returns. Added value initiatives include new lettings, renewing or extending leases, refurbishment or redevelopment.
