We aim to provide the best possible returns for investors. Our investment process combines in-depth research and analysis with the fund management skills of our investment team and active property management.

Individual property analysis
We have one of the largest property teams in the UK to carry out our commercial property research. There are 24 investment professionals with an average of 15 years’ industry experience in the team.

When reviewing a property, the team will consider the price of a property, examine it against the prospects for the sector and market as a whole, and identify added value opportunities.

Examination of the economy
Our property research team looks at the macro-environment, focusing on economics, strategy, performance measurement and risk analysis.

This information complements the analysis carried out by the investment managers and builds on information gathered by other colleagues, particularly our economics, equity and bond teams.

Searching for the best properties
We use our analysis to buy the properties that we think will add significant value. For every asset held, a business plan is prepared to identify opportunities, threats, action points and risks.

This thorough and disciplined ongoing process means that we are confident that we hold quality properties that we believe will contribute towards performance.

The opportunity to add value
Holding the right properties is clearly essential. However, we also focus on maximising potential returns through active management to enhance income and capital growth.

Initiatives include new lettings, renewing or extending leases, refurbishment or redevelopment.
